We are due to complete on a house purchase and our solicitor has asked us if we want to use their services in the future to file annual tax returns for us as non residents with a property that we are not letting out, it's for our private use only.  Our tax situation in the UK is very straightforward. 

How easy is it to do this yourself?  Their charge of around €150 seems a lot.  Do you need to grant power of attorney for a 3rd party to do this for you if you don't file the tax return yourself?

Hello Barbara,  the form is called Modelo 210. It looked simple enough until I started filling it out and got confused about what to put where.

So I  got Andy at  Angar Taxation Service to do it for me. He charged €20 per person/ owner  (plus the non resident tax amount ). All done online fast and simple. And he then sent paper work as proof it had been done.

You can look him up Angar Taxation in Torrevieja or email [email protected]

I personally wouldn't recommend giving your solicitor power of attorney unless you have to.

Hi if you cant fill out the form yourself look at spanish tax forms online. They charge per property not per person. Cost is £34.95. It literally takes 2 minutes of your time. You then print off the forms they completed and take it to Spanish bank to pay. If you are not in Spain you can pay extra and they will arrange payment for you. Very easy.

If you are joint owner of property do you you all pay full non resident tax or is it split 50|50 my lawyer has done for 5 years now and we all pay full tax

If its joint each pay the non resident tax but spanish tax form online charge is per property not per person. They calculate how much each person needs to pay plus their fee

Hi it depends on the cadastral value of the property. The last ones we paid from memory was about €70 each.
