We are coming in January to view a few apartments. We are extremely interested in one in Puertosol about 15 mins walk to a couple of beaches. Price is exceptional prob because needs a refurb! Should we be concerned that there are quite a few properties for sale in this urbanisation? Does anyone have any info at all! Many thanks for any advice

I wouldn't limit yourself to an area. LO Pagan, Santiago De La Ribera, el mojon also very nice. Prices to suit all budgets. There's a very helpful lady in Santiago De La Ribera runs Paradise Properties can assist with viewings purchasing, registering for NIE the lot, tell her Austin sent you :). But don't limit yourself to an area nor an urbanisation

I have Spanish friends within 15 minute walk of the apartments we plan to view. That’s why we are keen on them. If I wanted to be 20 min drive away I’d have mentioned those areas. I have teenagers who want to socialise with their Spanish friends so to be in main port area. So we are limiting our area to walkable to the port!!! I’m sure there’s many lovely areas about and we could get much more for our money in camposol but that’s not the area we’re interested in!

Nothing wrong with a refurb project, I've done several and at least you can see what you're dealing with and finish it to your spec. It can be a bit of a put off when there are several properties for sale in the same block (Camposol is a good example), talk to as many people you can to get to the bottom of it....when buying property, homework is essential and the time spent is never wasted. Find the administrators and read the small print.

The Port is great and would be a good choice for your family needs. You will find it quiet in January, as are most places in Spain, but the Port is quite lively during the summer months without going over the top. Good luck

Hi,

Puertosol is a well kept urbanisation I know reasonably well: friends have places there. Very lively in Summer when the Spanish from Madrid and Seville come by and very handy for both the town and the market on a Sunday.

I wouldn’t be concerned about whether there are several flats for sale at all. Seems quite normal for the area. However, I have heard on the bush telegraph that two of the flats are illegally squatted and they can’t shift them. I understand that the police have attended to deal with them on several occasions. 

I would urge you to interrogate the agent and/or the urbanisation management on the situation with the squatters before making any decisions.

Otherwise, best wishes. The Bahia area of the Port is a lovely place and always have a pleasant time when I am there.

Ok that’s interesting and makes sense? Is the law in Spain the same as the U.K. on this matter? Takes months to evict and costs a lot?  Ok I will put this to the agent and see what they explain? The prices are really low! I like the location for the beach and town and not bothered about the view but liked the security of been on an urbanisation! Maybe falsely if the flats are accessible to squatters? Are there any English/rush owners you know there?

The law is certainly different and not even as strict as the UK, if I understand correctly. There are some permanent UK residents in the urbanisation. And some Spanish. And plenty of ‘regulars’ too.

The law on squatters in Spain has changed recently and I would advise talking to a lawyer rather than an estate agent who will tell you anything to get a sale. Of course if the squatters are next door to you, it depends on the desire of the owners to get rid of them....could be a problem area. Good luck, plenty of property for sale in the Port.

Hi. We have owned a 1 bed apartment in Puertosol for 2 years which we are now selling.(Fully modernised, fully furnished 70,000 Euro) We have been renting it for holiday lets over the 2 years. The Urbanisation is very popular and we have not experienced any problems with any of the residents in the 2 years. The management company is very good and the communal areas are well looked after. Hola,

As owners in Puertosol, you can perhaps confirm that two flats in that complex are illegally squatted at the moment. And there are problems moving those families along? It will have been mentioned in the minutes of the AGM. 

Any future owners would be grateful for such insight before purchase.
