Hi myself and my husband are hoping to buy a property in san pedro  de pinatar in the next few months.  We would love to talk to people who live there part or full time ? Is it lively and enough going on all year round ? Are there enough restaurants and bars to have a good variety.  Thank you

Hi Joyce,

We bought a holiday home in San Pedro del Pinatar/Lo Pagan and absolutely love the area. We spent nearly 4 months there from Jan to the end of April this year and, although the roads are quiet, most of the restaurants and bars stay open. Each one takes a holiday at some point but never all at the same time so there's still enough variety. The market on Monday is always busy so there's obviously still a lot of locals around. You also have the added advantage, if you like cycling or driving, of Pilar and Torre de la Horadada in one direction or Santiago de la Ribera and Los Alcazares in the other, with all their restaurants and bars.

San Pedro in the winter months is a quiet place. However during tne summer months it does get very very  busy.

I would suggest you take a short term rental on or near where you want to buy, preferably during the summer months to test how busy it can be, parking, traffic, holidaymakers, how busy the cafe's and bars get and you can check how noisy it can become when the holidaymakers descend,  especially late into the night.

If you contemplate buying a place with parking access to your drive make sure it has a licence displayed at the entrance otherwise you could get yourself trapped in with your car.

Do check with an insurance company about flood history as many parts are deluged with rapid deep water after rainfalls, and therefore insurance of your property may have restrictions.

If you do a search in Youtube for " inundaciones San Pedro del Pinatar" you will see the consequences of ground floor incurions in many areas.

When buying it is important you ask the question about past floodings. Agents and vendors have no obligation to divulge information in Spain - unless specifically asked too. Also get your Solicitor to check this out in the buying stage.

The Mar Menor is a great place to be with enough ex-pats about so as not to feel isolated.

Hi again, the morning and evening temperatures are cold, maybe 5 or 6 degrees but in the middle of the day they can climb to anything up to around 20 degrees. Very pleasant in the sunshine but much cooler in the shade. We loved it as it was such a great antidote to the UK winter!

San Pedro is amazing in comparison to Ireland in the winter!
