Good afternoon, we are looking at purchasing an apartment in this new complex not due for completion until 2022, any help on info on the surrounding area would be great, it is an area we have not yet been to but plan to travel over for a weekend feb time for a more in depth look, it looks stunning online but would be nice to get some genuine info from someone that`s already out there. Any issues or problems in the area anything to look out for , again by looking online it seems as if there is being new investment put into the area with talk of new supermarkets etc and viewing on google maps the roads etc seem all up to a good standard, Basically any help/info would be greatly appreciated and thank you in advance.

Don't purchase a off plan property in Spain ... Spanish builder's are notorious for going bankrupt..buy a property that is key ready with the surrounding area completely finished be warned ...I really don't understand buying off plan when thousands and thousands of completely finished New builds are up for sale ...most of which are Bank repossessed... taken from builder's that have gone bankrupt.

hi thank for your reply, yes its a risk,but its very hard to find a seafront property new development around the 250k mark, however i have touched base with a legal company out there to try and find out some more info on the developer before any money has passed hands.

DON'T! JUST DON'T!

It was sitting on idle for quite long time, clearly the developer starving for  the cash. If you happy to wait two years,  let them finish then, then you could buy and it won't be  a race, sales prices dropped up to 27% from the  original sale, telling just one thing. I'm very frequent there and keeping an eye on those buildings in the area,  some small development in the progress on abandoned building site but it's on and off,  doesn't look it's progressing well. Agents,  lawyers- their all will be singing the same song as you will be the next Client. With the money.

There's a plenty on the market in a well established areas and on the seaside, ready to move in straight away for much less money,  100k less...

Surly this post is a wind up..€250 for a apartment you have got to be joking ...if you are serious you want to stop looking at pictures in glossy magazine / internet and get yourself over to Spain and have a proper look I bought a bank repo just last year it is a 2 bedroom quad villa only 10 minutes walk to the beach €81,000 all in.. including transfer tax and so on  ...so be warned do not put any money down on a off plan as I said before only buy in a area that is completely finished with all the amenities you require...I have been in Spain for 12 years and lost count of the people that I have come across that have lost everything.

hi no not a wind up, i would be in spain quite often more so around punta prima area, i am aware also of villas and apartments and much less money but these are all in land, for instance have a look at sen senses in punta prima gives you an idea of what im after, these are now valued at around 330k.

So you know Punta Prima...I also know this area extremely well as I bought a 2 bed villa on a gated community in Los Balconies with in walking distance of the Filton Centre around 1.5 kl away ...I still think you a crazy putting your money down on a off plan apartment ...I suppose they give you the old sales pitch that your money is safe ..as we give you a bank guarantee it will take you at least 10 years or more before the Bank gives you any money back ..and this is only calculated under bankruptcy rules ...I also have another Villa on Camposol With 3 beds 3 bathrooms & swimming pool ...the people in the villa's on either side of me had been in dispute with MASA the builders... and had been refusing to pay the last installment of the build the builder went into bankruptcy protection and the liquidators sold these properties at auction hundreds of owners have been affected by this on Camposol ...the reason all these people lost their properties was due to the fact the builder's will not release the Escutura (deeds) untill the finale payment is made ..for the property ...so technically the property is still the property of the builder's...have a look on (Eye on Spain )web site every other post is about people trying to get their money from banks via the builder's bank guarantees . good luck I hope it all works out for you ..but personally if it's not built / site completely finished with all the services and amenities promised then walk away.

thanks for your reply, and some good information for me to digest, im back out there in around 6 weeks time so will have a good look around for something that is more finished, always better to get info from someone that has already been through it

I have just bought a front line two bed apartment on the top floor of two with amazing views off the mar Menor in Los Urrutias. It’s very quiet at the moment with flamingos and egrets as neighbours and we paid way less than  €250. It might not be your cup of tea but I keep pinching myself. Was painting this morning whilst looking at flamingos. By the way anyone know if you can buy flamingo food

Flamingos: you're not seriously thinking to feed them? They eat maggots, tiny bugs and larval, algae and little fish, kinda filtering the mud unique way. Hopping gives you an idea
