We have an apartment at Residencial Las Brisas in the La Cumbre area of Pto de Mazarron, and are trying to establish whether or not we need an additional Buildings Insurance policy. The Community is managed by Fenicios, and they have told me that there is a Community Insurance policy in place for the Residencial, however we're not clear if that is sufficient to cover us for anything that may happen to our specific apartment - e.g. if a flood or fire damaged our apartment?

We live in the UK, so only use the apartment for holidays (when we're allowed, in non-covid times!) We only have minimal furniture and belongings in the apartment, so aren't particularly concerned about any contents insurance, but need to know if we should have a separate Building Insurance policy in place.

Tanks in advance for any advice

Always best to ask your administrator for a copy of the insurance they have before you do anything, you don't want to double insure. My previous experience with administrators wasn't good......keep on at them!

Presumably you'll need contents insurance anyway so a combined policy might be cheaper. I use John Nash in Bolnuevo and found them competitive. If you email him, I'm sure he'll know the block as well.

You need to be aware that SOME community building insurance policies may not cover your outside areas such as a terrace as this would be deemed to be part of your property. MY brother in law had a leak from his terrace onto the terrace below, luckily his own insurance covered it as it wasn't covered by the community insurance. As rma44 has suggested you need to check the community policy.
