la tercia urbanisation conditions

Hi

I am enquiring with referance to this urbanisation , I understand it has security and 9 pools are open and the grounds around the pools are trimmed,  but the golf property is in a state of disrepair the shopping complex is closed and not finished . The complex looks like it could be very nice if finished.  Watching a number of blogs on u tube , a number of people have purchased property on this complex , just enquiring as we have seen a number of property for sale , what is it like to live here , I also understand the residents run the gym and bar , this would be a permanent move for us, just enquiring what is it like to live on this urbanisation. After speaking with a agent he told us that there is also a communite charge of around 1000€ a month .

Would love to have some feedback on this urbanisation.

Hi Paul

I have an apartment on UGR. 

You are correct that we have security and all pools are open and maintained year round along with gardening done too. 

The apartments are of very high spec finish, the best I saw when I was looking around, however you are correct we have no shops/bars/resteraunts on site due to the crash and subsequent issues with the builder and banks, it is true the golf course too is closed and when/if it opens is likely to need repairing from scratch which is sad as it was a good 9holes with good quality greens. 

I dont live their full time so find the peace and quiet is much needed when I get there but it depends wht you like to do, you do need access to a car as it is quite far from major supermarkets. 

Regards the community fees, I haven’t heard anyone paying that level, even those owning villas, I pay 396€ a quarter which I think is high considering the lack of amenities and it does increase yearly so something to account for in your budget. 

All in all it is a nice friendly place to live with good apartments even though it lacks amenities and to finish yes the gym opens, there is a tennis court and the meeting place is used as a bar all run by residents

Hi , it’s now sept 2022…. and I am looking to purchase a property on the la tercia resort.  However , my heart is saying go ahead but my mind is saying be careful.  It’s just not knowing if the golf course, supermarket etc are going to open again.  The apartments seem ideal and will suit my needs.  I was also thinking about renting it out but will people rent it as the amenities are closed? It’s a dilemma at present.  Is it a ghost town ?  I was informed that the communal fees are 135 euros per month which seems a lot with the majority being closed.  Any advice is much welcomed.  If you live there or have an apartment there I would love to hear from you. 👍
