Hi just a question about selling your home in Spain. When you have an estate agent do you have to sign an agreement or is it word of mouth.

Based on the recent experience of some neighbours ... you have to sign a contract.
It seems that estate agents aren't prepared to come to your home, take photos, write a description, post the property on the web, deal with time-wasters, deal with serious potential buyers, deal with solicitors, etc., all in several languages .... without some guarantee of getting paid.
All estate agents work differently, some are happy with a "Gentleman's" agreement and some will use a contract. We use a standard Terms and Conditions agreement but it really only states the commission charges and that permission is granted to market the property.

My advice when doing anything legal is to get it all in writing! No surprises are required when you're selling (or buying) a house in Spain.
