Hi.

Hubby and I are planning to retire to Spain in around 3 years time We know that we will need the non lucrative visa to do this.

We are after tips on places to check for our potential retirement home from people who actually live in the area year round.

Our ideal property (for a maximum budget of around 250,000 euros) will be

A dteached villa with private pool.

As I have some mobility problems, a fairly flat walk to a good range of amenities.

Public transport available, ideally into Murcia.

In an area occupied by predominantly year round residents rather than mainly second homes or holiday lets.

With a decent ex-pat community as we will only speak basic Spanish when we first arrive.

San Pedro del Pinatar looks as if it may meet our requirements, but we are concerned about reports of recurring fllooding, so we would love to hear your opinions both on this town and others on the Costa Calida which you feel that we should consider.

Look at Los Alcazares for easy access to a flat paseo and beach and plenty of shops and amenities, a good year round expat community with plenty of things to do. Buses to Cartagena , Murcia and other towns …

Parts of Los Alcazares and other areas subject to flooding if there is a gota fria. Seem to remember seeing a map which shows affected areas following the last big one in September 2019. Also another slightly lesser gota fria in January 2020.

Yes LA flooded badly in the Last gotta fria.

La council spending lots on drainage for water and flood drains,you can see them digging up many roads and doing work,should not have problems again,,🤞has a superb summer program of entertainment,,singers dancers etc,and although quiet in the winter still plenty open In the town

The 2019 Gota Fria was a 100 year storm. The equivalent of 200 years worth of rain fell in less than 24 hours. Hopefully, there won’t be another for another 100 years. Plus, as has been said, millions of central government money is being spent on flood defences.

Los Alcazares ticks all the boxes, don’t be put off!

Just a word of warning on that 1 in a 100 year event which won't happen again for 100 years.

It doesn't work like that in hydrology. ! in 100 year events can happen several times in rapid succession. Drainage engineers have to consider storm duration against intensity of rainfall. I won't send you to sleep with going into the statistics but you can get a storm lasting 10 minutes which is followed an hour later by a 20 minute storm. Both being of intensity such that they are 1 in 100 year events. This also applies to much longer storms.

I used to work in this subject up to 2010. I recall the met office advising back then that storm intensities had increased by 20% in recent years. Probably gone up again since.

We bought in 2016 close to LA and there have been 3 gota frias.  Each time LA flooded particularly the old town.

Thanks for the replies so far.  Flooding is a concern for us.  Coming to Spain to retire then I suspect that as we get older then we will struggle to cope with episodes of our property being flooded.  I also believe that Spanish insurance policies are unlikely to cover flooding due to Gota Fria events and it is possible that climate change will make such events more common in the future.
