Hi I'm currently looking for a 2plus bedroom residence in the Lo
Pagan/Santiago de la Ribera area. This afternoon I was taken by an
agent to see two properties. He told me that it was one month's rental
as deposit, which I was expecting, one month's rental in advance, also
expected but that i would need to pay him half a month's rent as his
fee. Is this right? I thought the owner of the property would pay the
agent/agency!

We had to pay 10% of annual rent as a deposit and 1 month rent to estate agent

I had to pay 1 months rental as agents fee. I think this is normal. 1/2 months rental seems reasonable.
