Hi, Sounds like you are in the same situation as me. The email address for the Gestor I have now used for 8 years is [email protected] Cannot recommend too highly - office is in San Pedro del Pinatar. He is very good at taking the time to ensure his clients understand the Spanish legal and tax system and what you have to do to be legal. It is well worth having a trustworthy Spanish proxy, just for peace of mind. Francisco was a life line for me when I couldn't visit during covid lockdown. Ensured all my bills were paid on time, returns competed etc, even called by to check the post box regularly! Charges very reasonable, plus regular emails to let me know what he had done, so when I was finally able to return, no fines to pay, or letters to respond to, or any of the other horror stories you read about on this site. (He does not do tourist applications however) 

If you do not have a Spanish bank yet I recommend Caja Rural. On line telephone banking service is very good and provided in English and Spanish. Charges are also lower than most and branch staff really helpful.

Hi,

No problem. Lucky you being an EU resident! If you own and rent out a property in Spain then you only pay tax at 19%on net rental income after deductions are taken into account. This means IBI, management fees, electricity and water bills, incurred during rental periods, repairs and maintenance, fee charged by advertising sites are all deductible (but cleaning generally isn't). But to claim these tax deductions you must be registered with the tourist authority for your area and meet their criteria for registration - fire extinguishers, guidance on what to do in an emergency first aid kit, user manual and so forth.

Hi, Where are you looking to purchase and what are you looking for? The registration process with the Tourist Authority can be a bit of a pain and take a while, so sensible if you are looking to purchase to consider properties registered with them already as the license is transferable and can be incorporated into the purchase agreement, plus previous reviews star rating etc.

Not sure who this was for but I’m looking to purchase an apartment on a golf resort.  I know one property I am looking at has the tourist license but I’m not sure about the others but I’ll definitely ask.  It’s all down to budget and rentable income against outgoings.

Am looking for a minimum 2 bed apartment/duplex. Am just back from staying on a golf course and then in the town of Los Alcazares. While the golf course was beautiful there are so many homes that you may not get the rental. I may return and look at Los Narejos. My only concern is the Mar Menor pollution which might affect rental too. Not sure if this is an obstacle for other property owners and rental potential so have a lot of research to do.

Hi, just in case you are interested, I am thinking of selling my 2 bed apartment in Lo Pagan. It is 2nd line from the beach, fully refurbished and registered with the Tourist Authority. I have been renting out since 2019, 5 star reviews on VRBO. Reason for selling genuine, husband recently diagnosed with illness that will only get worse, so don't need distraction of running a small hobby business. If you are interested let me know and I will send VRBO reference so can see pictures.

I need to get it valued, but given location and rental income it generates, suspect it will be circa 100,000 euros
