Advice on broken tiles on roof top solarium.

Hi im looking to buy a property with a rooftop solarium.when i did the viewing i noticed  in the middle where the drainage hole is the tiles are cracked.is this a real problem ?there is no dampness in the house and the agent says there is a membrane under the tiles.i really like the property but need advice.

Hi, we’re in Lo Pagan - lived here for a year, had the house for just over two. Our solarium is red quarry tiles a few of which are cracked. We sealed the cracks with silicone and gave the whole floor a coat of “Aquaseal” in a terracotta colour. We had a very slight issue with water ingress in a wardrobe, which it has cured. Aqua seal was bought at Leroy Merlin but I’m sure it’s available elsewhere. Biggest problem (though not huge) we’ve found is black mould caused by condensation, when the place is shut up for a while. They don’t put any ventilation in these builds. Soon cured with a big drill bit to make air holes to the outside.
