Hi I am interested in buying a 2 bed villa in Mosa trajectum. Can anyone tell me what the annual local fees and community charges are for this area including  security,, pool cleaning and maintenance ,,,rates ,,, refuse collection ,,,, etc  if you could let me know as I have heard conflicting prices and the fees could make the difference between me purchasing or not.   Thank you 😀😀.  Philip

Is it a detached Villa With your own Pool? if so it go's on the size of your plot i believe ,we have a two bed Turqasa and we pay 127 per quarter for Community fees which includes security & rubbish collection, plus small entity fee of 220 per quarter ,IBI is aprox 290 per year but again it go's on the catastral value of your property ,and do bear in mind if you are buying at a reduced price you have the complimentaria tax to pay for the difference they can come back to you after a few years for the difference don't be caught out . Private pool maintenance  varies but aprox 70 euros monthly.  hope this helps

Hi thanks for getting back to me this is a detached villa with communal pool for 6 villas in total the price is very cheap as everything is closed so it is very quiete and slightly run down but the potential is huge and I think this is the price of an apartment but a detached villa with a lovely communal pool and security  the only concern is the compliment aria tax  which I have never heard of can you explain this to me as I don't want to face a huge unexpected bill Thanks philip

Oh i know where it is then so your entity fees could be higher as only six villas there,if there is an estate agent involved they should tell you the exact fee,plus at least 12% on top for taxes ,notory etc 

The complimentaria  tax ,This is a tax they are putting on when you buy a villa under the cadastral  value which the townhall set.,nobody offers this information to you which is wrong,our cadastral value was 84,000,we were lucky enough to find this out before we bought so paid the difference ,so now they cannot come back to us later on for the extra money , some people have been getting tax bills for 1000's.I might add not everyone pays this but that's up to you a right solicitor should tell you about this.

I must just say we have been here 3 years and no regrets whats so ever it's a great place and community and hopefully will get better soon we hope,and the price of villa's will go up in price.

Hi once again thanks for getting back to me I will speak to the estate agent about this as it needs looking at before we go ahead with our purchase. I am so glad that I have asked and not just gone ahead to find big bills dropping through my letter box in the future..    Thank you so much for your advice it has been really helpful....    Philip.

Also ask if there is a debt with the property ie;unpaid community & entity fees as you would also have this to pay when you purchase .
