I totally agree! I've sold several properties and have never used a solicitor. If you are living in Spain and selling the property, all you need to do is to make available all the necessary documents to the buyer's solicitor and they should do all the rest. I recently sold my last property and sent the agent handling the sale copies of certain pages of the escritura showing the names of the purchasers etc., the last 6 electric bills, certificate from the community administrator showing that all fees were paid up, and IBI receipts for the last 3 years. Then we all met at the Notary's office to sign the sale of the property.

Good for the seller but we didn't bother looking at any properties advertised by 5 Real Estate because we felt it was wrong that the buyer should be expected to pay fees.
