Hi

I wonder if anyone could give us any general advise.

We are thinking of letting out our 2-bedroom ground floor apartment with communal pool and wondered what procedures we have to put in place to make it rent worthy.  

Also, what tax do we have to pay on any rent we receive.

You wiil need to apply for aToristca License ...for holiday day rentals.

Murcia Turistico have to register your property ...you need to apply for a licence....viviendos vacaciones...VV Our gester did ours for 50€ but you should have someone local. Once you have applied you can begin to advertise. Tax on actual income is 19% but you can offset lots of expenses against this. 

There is a big backlog at the moment because someone from the tourist office has to visit...we are still waiting from June!

Hello 

Yes it is important to get you property registered as the authorities tighten up

considerably on all types of rented properties. The fines are extremely high with little time to pay in full

and are also being seen personal tax avoidance.

There is a difference if you are registering just you own one property. as compared

to someone registering two or more

We are going through the process at the  moment for our townhouse in Santiago del la Ribera

and the anticipated gap before inspection is 3-4 month plus we have heard.

Once registered you will be issued with a small numbered plate to show at the front of the property

and also entry into the Murcia property rental guide

We think it is very worthwhile doing for your property and also to avoid a very

hefty fine or worse. if the new groups inspectors catch-up with you

Even just one property has to have a licence...you are not issued with a numbered plate ...unfortunately you have to have your own made showin the VV number and the keys symbol. It can be inside or outside your property. Yes 3/4 months Spanish time..we’ve waited 3 months so far!

Renters have to be reistered with the police but this can be done online once you have your login for the website. All income must be declared forvtax every quarter.
