' rising damp' is a very specific English house issue and is massively misnderstood ..i worked in sociaI housing management in rainy Manchester for 30 years and if i had a pound for everytime customers said this and it was in fact condensation...roof leaks ..blocked gutters etc I would be a rich man ..i wouldn't assume at all that your problem is this as a starting point ..we also used to have surveyors who went damp meter crazy sticking it everywhere diagnosing ' damp' ..if it was rising damp it often was from a previously failed damp proof installed course and / or an incredibly high water table...neither of which you have often here in Spain... the usual sign if it is a three metre high water tide up from the floor along the walls on the ground floor ..the remedy was to install a new dpc ..hack off the relevant affected plaster..treat with limelite ..allow to dry and make good decoration ...eliminate other causes potentially before you pay for something you don't need ..must be a million ex pat surveyors ( not builders ) out here who could usefully advise you

Thanks for your reply Jorge

My problem is that the builders say the problem is a pipe leak somewhere so it’s up to the insurance company. The insurance company have been out and said it’s a design gap fault and is a capillary problem. I have asked for the insurance report so I can go back to the builders. The house is only 5 years old and there was a similar issue after 1 year which the developer “fixed”

Was hoping to find someone who could assist with a diagnosis in case I need to go to my solicitor.

The issue is on several walls

Based on the photo I wouldn't say that looks like rising damp..get the insurance report or commission an independent expert

Thanks Jorge

It’s an independent expert I’m looking for, but will chase up the insurance company report

I agree it's not rising damp.

And if it was a leaking pipe it would be a whole lot worse than that.
