Looking for advise and up to date information on buying property in Camposol have heard a number of scary things ie no deeds for property,  flooding in some , street lights or lack of , and building subsidence -  would appreciate all information and advise   many thanks

Heather - my advice for what it's worth:

1. Don't believe all the scare stories - yes there is subsidence in a very few areas - the roads are not well maintained (but see the roads in lots of Spanish villages and even cities) - most areas don't have street lighting but some do generally paid for by the residents in that particular group of houses by way of a monthly or quarterly community charge - in our group of about 50 homes in C6 we pay about 54 Euros a quarter for lighting, use of a community pool and general maintenance issues (this is on top of our Council Tax IBI).

2. Camposol is huge - it is about 15 minutes drive from Mazarron and the beaches - there are plenty of shops and bars in Camposol but if you are on sector C or D you will be a good distance from them - realistically you do need some form of transport.

3. We had no problems getting everything done legally and we do have all the certificates relating to our house but it is the case that some houses were built illegally and some have been altered without the proper planning permissions - you need to take care and check everything with an English speaking lawyer before committing.

4. Many people suggest coming to rent for a while which might be a good idea or at least spending a few days in the area perhaps staying in Puerto de Mazarron where there are several pleasant and inexpensive hotels.

5. Remember the Spanish weather is more extreme than the UK - lovely sun yes - but 40 degrees C might be too much! and in the winter the nights are cold.

I hope you find the right little 'castle in Spain' for you.

Hi 

Thank you for your quick response to my queries, it's very much appreciated.

 We are coming out to Spain for a couple of weeks in September and again in December solely to have a look around a few areas one being Camposol We like the look and what amenities it has to offer and the properties look nice etc

Hi

We purchased a villa on sector D in april.

We researched camposol for a while 1st, prior to going over in march.

What attracted us from the 1st minute of arriving, was the friendly polite spirit of the residents.

Everyone are so friendly & nothings a problem. And the weather tops it off.

Use PALS solicitors they are a extremely good english law company & will do everything for you. Deeds. Bills. Tax etc etc.

We purchased from Another world properties (on sector B) vinny will be extremely helpful to you.

Thier have been horry stories with construction, but you will not be shown these & you will not be able to buy them. As they are going through the legal system, so people get thier money back. But this will take time.

As for flooding, yes thier was a flood a few years back. But that was a one off storm & alot of europe experienced the same thing .

We live in gloucestershire & ever winter parts get flooding, do dont be part off by a one time disaster.

You will need a car on C/D to get around.

But camposol isn't for everyone, but im glad we found it & can't wait to get back out thier.

Ps. Ingore the negative people, that may reply. Not sure why they are negative, but still choose to live thier.

Hi,

Agree with the answers you already have, you must come out and see for yourself, rent first, tour around, Camposol is a great place, and we made the right choice a year ago to come out and retire.

You will have many negative comments sent to you, but strange those very people live on Camposol, so cannot be that bad.

It is the solicitors job, along with the estate agent to ensure you are sold a fully legal property.

When looking around you can easly spot extensions made to properties, these must have permssion, and paperwork, or they are illegal.

In addition, under builds, check that they have permission, and paperwork, many are illegal.

There is always plenty to do, and the community are great.

You will always find, or hear something that may not be perfect, but hey ho, show me a place in the world that is perfect.

Camposol is a great choice, come and enjoy.
