Total confusion

Hi we're hoping to move to Campasol in the very near future and are in the process of sifting through properties to find a few we like within our budget. To be honest though the more I have read the more confused I have become as to the order in which to do things.  I used to have a very clear, concise and organised mind but lately it's like an unravelled ball of wool lol!  Is there anyone who has recently completed the procedure who is willing to outline the priority which I should afford to each step. For example, do we arrange to see the houses and then book the flights etc? Do we instruct a Solicitor/Grant Power of Attorney (to obtain NIE, open a bank account and transfer money to Spain before we visit)? How much is the reservation deposit (to take property off the market pending satisfactory enquiries) and presumably that is held by our Solicitor? Is there an additional sum of money paid between reserving and finalising the purchase or do we just transfer the balance in time to complete? At what stage do we obtain form SP1 (from Pensions Office)? I appreciate my list appears endless and this is just part of my confusion!  Anyone who has the time and inclination to help would be endlessly appreciated.  I live in hope . . . .

Hi , 

we are just in the process of buying , We flew out first rented and hire car to look around then went to estate agents there is plenty of estate agents on Camposol .Book some appointments if you see something you like we had to put 3000 euros down to hold it then get a lawyer most estate agents will advise .Then give  power of attorney to lawyer if you are returning home our lawyer got our NEI number  then you need  to get bank account you just need proof or address and passport and national insurance number .  Just choose bank you want be prepare for a wait as it was about 2hours for us .Money transfers once you open account we used IFX It was all quite simple. if you need info just ask we are no experts but was all quite easy . We looked at Camposol but decide on else where good luck .

Hi , once we decided on Camposol, friends recommended Costa Calida property services  based on sector A. We paid for them to have power of attorney, to act for us once we came back to UK.  We opened Spanish bank account, using British address, they wanted our NI numbers plus proof of income.  Costa Calida applied for our nie numbers on our behalf and dealt with our purchase. They dealt with the utility companies ensuring the seller's paid final bills etc.  We used transferwise to move funds and had House money paid directly to Costa Calida bank account this saved on transfer fees by the Spanish bank.   Please contact me if you want any further info.

My sister has lived on Camposol for years. After visiting the area in June last year, my wife & I decided to buy a property ourselves and in March this year we completed the purchase of our Spanish property .This is the process we used.

We spent some time back in late 2017 looking at properties in Camposol & elsewhere in Murcia on the Internet. We registered with several estate agents, who fed us info on properties as they came onto the market.


After much head scratching, we decided to go to Spain and look at properties directly. We booked flights and told some of the estate agents we were coming. Mercers were particularly helpful in sorting out a one week rental of a small villa in Camposol for us to stay in, at our cost of course. We hired a car from San Javier Airport, booked via Ryanair with the flight tickets. In mid January, we arrived in Camposol.

We had set up viewing days with a couple of estate agents in Camposol, in advance from the UK.. They drove us around to look at various properties. Over three days we saw a LOT. Some were dreadful. A few were nice. We found one on Camposol C2 that both of us liked. We made an offer (within our tight budget) and it was accepted. The agent was Mercers (in Camposol). Mercers took a deposit and drove us into Mazarron to see a solicitor. The young lady who dealt with us there was English and very helpful. The solicitors sorted out our NIE application and all the other docs required. They even took us to see a Notary to set the purchase in motion.

While we were in Camposol in January, we set up an account at a local bank.We would need that to manage any bills from energy suppliers etc.
The completion of the purchase was delayed a little by a delay in availability of a slot for the NIE's to be sorted. We didn't have to be there. The completion happened on 7th March and I was waiting in Mercers office in Camposol to collect the keys. It all went without a hitch.

While I was in Camposol in March, I setup a mailbox with the local post office. Mail is not delivered to ones door.

You will need to have Spanish wills.

You will almost certainly need a Spanish registered car. Be careful 2nd hand cars are ridiculously expensive in Spain.

If you bring a car from the UK, you will only be able to use it legally for a short while.

Here is some detailed info;

My wife & I will be driving a small car over to Spain with our dogs. Once there, I will take delivery of the car I have ordered from a main dealer and dispose of the UK registered car.

Potentially our UK car could be converted to Spanish registration. This would involve replacing the RHD headlamp assemblies, going through the ITV (Spanish equivalent of the MOT), then paying to have the vehicle registeredin Spain. It would then get Spanish number plates.
There might also be import tax to pay on the vehicle, if it stays in Spain. The registration process is not cheap and neither are headlamp assemblies.
My wife & I have decided that it's not really economical for us to go through that process. So we will sell the car, perhaps to someone who wants to drive back to the UK. Our car has a long MOT, 4 new tyres, has just been serviced and has only 50,000 miles on the clock. However, it is 12 years old. So we're having a new one.

It shouldn't be a problem, for a short while. Check out the web link I posted in my earlier reply.

Be aware that once you become a 'resident' your car insurance may need to be looked at. There is almost certainly a limit on how long your insurance cover will allow you to drive the car in Spain as a non-resident. 

Swapping your car to Spanish registration should be simpler than for a UK one, as it will already have LHD headlamp assemblies.
You would still have to pay the registration fees and you may be liable for import tax on the car.

Provided the car is in good order, the process of getting a Spanish ITV should be easy.

You should check out the values of comparable cars in the Spanish 2nd hand car market. Then consider if the cost of swapping registration is reasonable.

Our car was French registered too and no Spanish insurance company that we tried would insure it until we started the process of re-registration . Not cheap.... around €1200 ...but we are now legal and fully insured .

i am not in need of a car, but told that if you buy in C or D a car would be necessary. What about a mobility scooter or small moped, to get to the shops ? is there any rules that might be different to England
