Paying non-resident taxes from abroad

Hi all

A friend and I have a house in Blanca and we're struggling to work out how to calculate and pay our non-resident taxes ourselves. Until now, we've used a tax assistance company to do it for us but they've just increased their fee from €16 to €49. Given that our taxes for the last 3 years have come to the princely sum of €8 each, it seems ridiculous for us to pay that increased fee. We'd like to do it all ourselves online but we just can't work out how to do it. We know we need to use a Modelo 210 and we've been to the relevant Spanish website but when we click on the Modelo 210 link we get an error message saying that we don't have a registered tax account. There are no instructions as to how we go about registering for one. 

Any help would be gratefully received! Thanks.

Hi Emma

First things first, if you don't mind me asking?  How are your non resident taxes only €8 each per year?  This sounds ridiculously low, as I was paying €186 each (2 of us)  for a 2 bedroomed apartment in Costa Blanca.

I used John at Spanish tax forms Ltd. He charges approx £35 per person. He can also get them paid for you if you are out of the country for an additional charge.

Our house is in a very rural area in the mountains, an hour from the coast, and the cadastral value is incredibly low, hence the low tax rate (which I believe is 24% of 2% of the cadastral value). We've got that value on our IBI so we can probably work out the tax figure ourselves. We just can't work out how to submit our own income tax form and then pay it via our online banking.

Thanks for the info on the company you use, but we really want to do it ourselves (£35 each would be more than our current company, whose rate is going up to €49 for the two of us).

Hi, I too was thinking same as Emma, €8 year? We too are inland an hour from coast and upto 2016 our IBI was €129 Yr, but they revalued it and it has become €349 Yr since then (and they backdated the differrence for previous 4yrs too) I paid Angar to do our INR for over 7 yrs and they have just increased their fees to €80 from €40 if we need them to pay it on our behalf. So we are now looking for someone cheaper. I prefer to have it paid for us by a Company as I then know it is correct with latest figures. The 2% rate is used for IBI,s that have not been revalued in past 10yrs and our rate is now 24%x1% of cadastral value. Spanish tax forms are £35 per property not per owner, but an extra £12 per person applies to payment on your behalf. Taxadora is another company who charge €59 to calculate and pay for you. I think maybe you need a digital signature to access the Agencia website?. Can't you just ask the other companies how to complete it?

Hi Pauline, you are absolutely correct. £35 per property and the £12 per person to pay on your behalf. My error. I thought something wasn't right but couldn't figure out what it was.

Well, I've just checked our Modelo 210 copies for every year from 2016 to 2020 and our taxes were €3,40 each for 2016 (the year we bought the property so only a partial year) and €8,28 each every year after that. We paid Angar a fee of €16 per person each year. 

I totally understand the peace of mind that comes with getting a firm to do it all and that's why we did exactly that up until now, but with Angar's price rise, it just seems ridiculous for us to pay them €49 each in order to pay an €8 bill!

To be fair, I haven't asked Angar for the details of how to go about doing it ourselves purely because I assumed they wouldn't tell us, because that means they'll lose our business!

Hi Emma, 

Same here, you forgot to add the Iva, ie not €16, but €20 each and yes I, m furious over their doubling up and we didn't even get notified, just read another's post here. They will calculate and send you the paperwork to pay at the bank if you are there before 31st Dec. We bank with Cajamar an online free account even for non residents, but if you transact in branch they charge €7 so unsure if the paperwork can be processed via the atm, as I,ve seen people paying bills at the machine. I,m stunned at your IBI, there's no consistency as to the revaluation, when it gets done and is it down to pot luck as none of our friends around had theirs revalued at the same time ours was. Sounds like yours hasn't been done for decades!
