Despite the lock-downs, last year saw a significant increase in coastal property sales (Tinsa: Augilas +9.4% ! ) including Los Alcazares and with it came a rise in property prices. It looks set to continue this year now that Covid restrictions are lifted, but with fewer properties on the market, it signals the start of a 'Sellers Market.'
There should be a ripple effect with the increase in sales prices, sending many average buyers further afield in search of decent properties, particularly with residency in mind, to nearby villages and small towns.
Sellers:
Should check the selling prices for comparable properties in the local coastal areas. Outlaying properties will always be lower in price but check that the prices you do ask allows for the ripple-effect of any area wide percentage increases.
Buyers:
It is well worth viewing and buying properties in outlaying villages and towns. Your money will buy a larger property and quite often with garden space. You then have the choice of living a more relaxed lifestyle or, given a relatively short drive, join in the nearby hussle, bussle and activity of larger towns and coastal holiday areas.
As it is now a 'sellers market' to guarantee a 'buy' it might be advisable not to place offers too far below the asking price.
