Nothing over 2000sqm, would want it private and a bit off track. Would like water but doesn’t matter for electric too much.

I see. I have land for sale as I am retiring but the smallest finca is 4,800m. I want 12,000 for that one. It doesn't have water on it but the mains water is right beside it.

Thanks for the reply. You maybe able to assist in a legal question ref rustic land and putting a caravan/yurt or similar not for full time living but 2ing and frowing.

Hello again,
Put simply, no there is no real problem putting a caravan etc. on land.
However, you need to understand a little about land here in Spain.
There are basically three types of land. One is urbanisation land which includes all cities, towns and villages and this land is marked on The Catastral as such. second is land "en secano" and third land "en riego".
These are classed as fallow land and productive land respectively and are shown on The Catastral.
Land en riego has more restriction on it such as housebuilding etc. so you need to know what clssification of land you are looking at.
On land en secano, you could put for example a wooden house, a prefabricated house or a caravan as these would fall below planning consent.

Yes, you could. You might find that the Ayuntamiento might take an interest in you though and put a time limit on having the caravan there, maybe a couple of years say. It really depends where you are. Another point is that land en riego is generally more to buy per M2

Rule of thumb at the moment is you would expect to pay 7-10 euros a metre for land in production with access to water.
Land which is fallow with no access to water and no trees growing on it would be around 2-3 euros a metre. Water is the key and will determine the price.
Buying building land with outline planning permission is a completely different story where the developer will name their price, remember that in rural land sales you must have a minimum area to even qualify for consideration for planning permission. Each Ayuntimiento differs on the area, for example I think Fuente Alamo require 5000m2 minimum to be able to apply for permission.
Buying land in Spain can be a risky business and the best advice I can give you is do thorough due diligence on any land you are offered and definitley use a lawyer.
