We bought the house for us as a holiday home to be honest, and it is at the top of San Pedro just around the corner from at one end the Terrapin Park/cafe and the other Amigos bar/Chinese shop, italian restaurante and indian restaurant - 15 min walk int to the centre. I don't drive either, so this was my criteria too - keeps me fit, walking everywhere.
I would prefer it to be inhabited when we are not there, but as this is the very first year we have had it, it is being well used to be honest and to be fair it is not something I have discussed with my husband yet, although he does know I would prefer someone to be there, so I don't think it would be an issue.
It will be available from Mid November (we had lovely weather last year in November as this is when we were out there looking and bought this one) to the end of January - winter in a warmer climate perhaps? I do have a keyholder/agent who will go and get gas bottles for the gas heater we have in there as long as you pay for that, (I think its 20 euros which includes the collection of the old bottle and delivery of the new) however I was there in January and February getting work done (new bathroom, third floor bedrooms etc) and only used the fire once in the evening - a throw on the settee was enough.
We also have an arrangement whereby you can either leave it clean, bedding washed and beds remade, or the keyholder will do it - you pay them directly for this and its currently 60 Euro - My daughter and her new husband are there at the moment and they are doing this so that they don't spend their last day cleaning :)
I have been told that the going rate for winter is 25GBP per night and as long as the Air conditioning/heater is not abused and the house left as it was found then I don't see a problem with you having a friend out with you - there are two double beds, 2 sets of bunk beds and a single :)
Let me know what you think and i will speak to my husband is necessary this evening - be aware that the flights will be into Corvera from October this year as they are closing the San Javier/MJV airport - again my keyholders will collect you and take you back and the fare I think is going to be 40 euro each way if you want them to :)
