I have a house with a ground floor independent flat. I have heard and read so many conflicting ideas about whether it should be registered with the tourist board or not. 

Does anyone have any advice please? I’ve listed on Airbnb and they’re asking for my personal tax code. 

I’m in San Pedro, Murcia and I have residency.

Hello it is now very much a case of getting registered and being issued with you rental property

licence number. It is a simply form filling exercise to register but a long exercise going through the 

official inspection. Under Murcia law all unlicensed rentals of property are seen as Murcia and Spanish national 

tax violations and met with horrendous fines or imprisonment.

We already know UK citizen who have been caught by the authorities in one case 145,000 euro fine and the other 

120,000 euros or three months in a Spanish prison....not very nice! 

You do have to display your licence number clearly on the property being rented and every person you rent to has to be registered the local police from the day they arrive to the day they leave

Oh gosh, thank you. Is it ‘easy’ to do this yourself or is it better to go through a gestor or solicitor.

Good morning and our thanks for your reply. Pleased it was helpful and useful

We initially conpleted the MurciaTourist Board/Authority form ourselves but then had a couple of problem regarding translation so we asked our Spanish lawyers to conpletecand submit the forms fo us. We pay our lawyer an annual subscription for 12 months legal advice and support so it did not cost us anything extra. From what we have heard lawyers in the area charge around 20-30 euro to complete andcsubmit the registration forms. You then await local council and then regional property inspections and subsequently the Grade awarded and the licence, and then also free adertising by the Murcia Tourist Board of your property.

Thank you, my solicitor is trying to charge me €60 and I thought that was a bit steep. I pay them an annual charge as well! I think I’ll have a word with them...
