Hi Michael,

I am Irish and we bought our property in 2016. The solicitor had POA for me and applied for my NIE, opened a bank account for us and set up all of the utility standing orders. My partner went with our neighbour to the police station in Cartagena and within an hour had his NIE, they did have an appointment. There are people who can help you do this. 

You have already received good advice about limiting the period of time the POA lasts. I don’t know if procedures have changed but it’s worth asking your solicitor if s/he can/is willing to apply for your NIE and set up the utility payments, if so get them to do it, yes it will cost you but worth it in the end.

Life in Spain is all about chilling and being stress free so get a good solicitor, get her/him to do what you can’t do! When you’re set up and have more understanding of how things work, take on the responsibility for managing your own business and terminate your relationship with your solicitor….or you’ll be charged a handsome yearly retainer fee…

Hi Michael,

I recently had to contact the Spanish embassy in Dublin cos my partner doesn’t have a copy of his NIE.

They were very helpful.  Their email address is [email protected].  If you are applying for a new NIE you will probably need to make an appointment.  Just send them an email and ask what is the procedure for obtaining a new NIE.

Hi we have just Completed on the sale of our property last Friday we were informed to cancel all our Direct debits straight away which I did and any Bill's would be paid by the Solictor out of the retention money they with hold for approx a year.Yesterday Wise notified me that 2 Direct debits failed as cancelled Ddr.I had all ready contacted the companies that I was instructed to cancel.Our problem is trying to get the Bill to forward to Solictor to pay them they havent Emailed the Bill as they normally do.One Company said couldnt find our details even though sent photo of a bill I dont know if it's because buyer Solictor is changing the contract to the buyers.Another said I can complete form to cancel contract but it will be expensive for buyer to get connected back up or complete form to switch contract but I will need to complete forms and get signature off buyer which that's not going to happen. Solictor should ? Set up Direct debits once they have POA and NIE.We set up POA through a Notary in UK that was over 6 years ago.I must say estate agents on Good thing come out Value take couple pictures charge €5500 and I'v had to do most of running around providing Solictors with info seems a total RIP off.

Hi,

I am Anglo/ Irish and own a house in Santiago de la Ribera. I am a non resident but got my NIE in a day using an "NIE in a day service" company based in Alicante. Scanned and faxed all my info to them before hand flew in to Alicante airport, met the lady translator who had pre booked the appointment for me, got the NIE, flew out in the evening. Tough day but well worth it. Sounds like your solicitor isn't much good. I use a Gestor - Francisco Vidal based in San Pedro del Pinatar - he is very good and can sort most stuff - even helped me when my car was damaged! If you have already paid a deposit I am astonished your solicitor hasn't suggested a simple side agreement for the vendor to mainitain all the service connections for an agreed period after he has vacated on the basis he presents his bills and you pay them at the notary as part of the sale agreement - really easy to do this. Think you need to use a gestor with common sense  - it will be cheaper too!

I am in no great hurry, I  am not sure why I have to pay the Previous owners bills ???

I am paying my solicitor 1,500  for his work so I dont want to pay extra people to get NIE

Hi we’re are from Ireland and bought in Ribera a few years ago. My husband could not get over to sign with the solicitor in Spain at the time. However he was able to sign a poa here in Ireland . There is a specific solicitor in most counties in Ireland that are authorised to do this . We live in Laois and he went to Carlow to sign with a solicitor in Carlow with the authority. He did the whole process without having to go to Spain.

I will view the house when I visit Ribera on 12th March before I sign the contract.

I will not be backing out because if I do I loose the 3 grand deposit.

I am staying in the local hotel for a week which is very cheap and has good reviews.

If you were in Ribera from 11th to 18th  March it would be great to meet up over a pint.

A lot of the houses are Spanish peoples own holiday homes so it can be quite in the winter but I like it. Gets busy in the summer with Spanish people. A lot of new villas been built mainly Scandinavian owners and Germany. Heading over in end February hoping the weather will be good,

Thanks for your reply, I am staying in the Hotel Trabuco from 11th to 18 March and was hoping that there would be a a good amount of British and Irish people around the Ribera area  at that stage,

Spanish Solicitors can be hopeless and MIS INFORM

Mine sent me to Murcia city when I should have gone to Cartagena

My estate agent got an expert expat to help me. He checked my form, ensured all pages of my passport were photocopied and took me in. I had to pay €7 or €8 at a bank midway throught the process .. all over in a morning. Cost me €70 and chap took me to Cartagena and bought me coffee afterwards to celebrate. 

Definitely try get your NIE whilst there and I can ask my estate agent for his number.

PS for God sake STAY for the following week. Easter processions are stunning and there is a medieval market next door in Los Alcazares 😀
