Just posted message about buying in Valle del sol. 

Well silly me I meant the valle del sol in Murcia area NOT costa callida. Sorry Folks

Valle del sol Murcia is the same as the Cost Calida which is Murcia.

You are not silly, just a little confused.

and best advice do not unless you can get   all paperwork this is an urbanisation that as yet not adopted and only sellers will tell you how good it is

This is nonsense. Valle de Sol in Calasparra is fully adopted by the local authority.

Well we learn something new every day, after being in Spain for 23 years and lived in many areas I was totally unaware that there was an urbanisation called Valle de Sol in Calasparra, the one that most people refer to on this site is the one near the Cost Calida which has had many problems with illegal builds.

Hi Everyone,

I am asking about Valle del sol, Murcia. 20 minutes from the coast of costa calida. Its where the Country Bowls club is. Does anyone know this area or  even live there. And can you tell me if its adopted or not. On the property  listings they say they pay tax to the Town Hall (IBI ) but no builders licence. What does that mean in terms of if we want to buy one.

It means that the council has not approved the build (although of course they will still take your money for IBI). There were hundreds of houses like this in southern spain, many of whom had demolition orders served on them, the owners having to pay for the demolition. Over the years very few have been fully legalised.

The rule of thumb if there is a doubt do not buy the seller will tell you it does not matter it does a very expensive mistake beware of people who without reading correctly replied and gave you false info it’s not there money

Lo Santiago is close to the Valle del Sol, all the properties are legal . Nice community to live on.
