Hello,

First time post for me

We are considering purchasing on Camposol, a holiday home for us but with the potential to rent the property whilst we are at home in the UK.

My question is... is there a market to rent properties on Camposol to tourists/ visitors to the area?

Yes there is rental potential.

However the law regarding rentals & the associated costs & taxation make renting a property pretty much a non starter these days.

Yes more research is definitely needed.

Gone are the days when you could have a nice little earner from renting out your property.

We used to rent ours out when we were not using it.

The income paid all our expenses & plenty more besides.

Then things started to tighten up in Spain & it became uneconomical to rent it out.

Once you have your tourist licence, tax on any rental income for non residents is 24% with no offset expenses. By the time you pay a management company to handle the rentals and cleaning etc its just not worth the hassle! Keep it for yourself and family to use.

Hi, we are aware of the 24% tax on rental income for non residents. Is it necessary to use a management company to handle the rentals and cleaning etc? We rent a property out here in the UK ourselves and employ a local resident of the seaside village to clean on changeover day. Does this not happen on Camposol? A local resident cleaning properties and meeting and greeting on changeover day?

Not necessary to use a management company.

You can use whoever you like to do the cleaning, meeting & greeting etc.

But be warned that the penalties for not declaring the rental use are not just a few hundred euro's they are ten's of thousands of euro's !!

No you cont have to use a management company but whoever you use would need paying...I was merely pointing out an additional expense that needs to be considered.
