Make sure that all the paperwork is correct when buying a villa with alterations from the standard.

Penalties a very severe now.

Great advice thanks. We will get a structural engineer to check it over before we buy anything.

Ours were in order when we bought. A good lawyer will make sure of it.

And any additional cost should be charged back to the seller. Our solicitor held back money from the seller to cover adding the "fin de obra"

We’ve been here a year now and neighbours have warned that any alterations to the standard need permission, which is basically a licence/piece of paper from the town hall costing a few Euros.  This includes change of colour of paintwork even! The council can fine you if you don’t have the appropriate paperwork!

Hi. We moved here last October. We got a highly recommended local builder to view our property (a Fortuna which is a detached Rebecca) on our second viewing. He was able to locate any problems - all minor - and price those, together with a complete replacement of our en suite (we have a top box). Our sister-in-law has lived full time in a Classico for about 14 years though she has a side garden so more outside space. She has extended to have a dining room - same builder. Both our front and back terraces have been glassed in. Hope this is of some use.

Thanks very much.  That's a great idea about the front door the room split in two was really putting me off. We're hoping to buy one with a conservatory.  Any other things you would look for when searching properties? Do you mind me asking if it was expensive to move the front door? Wou...
