I absolutely don’t see the logic in that. I think it’s a case of shop around and avoid the ott companies. Thanks for your input.

So it cost you nearly 40 grand on top of your house price. That’s disgraceful really. I had no idea the Spanish tax man was so greedy. Thanks for that info.

I notice your in Totana....it might be different rates there but most estate agents on Camposol at least charge 2.5%...as already stated ....Another World Properties and Luz Del Sol I do know are charging that amount.  Good luck with your quest. X

One of the hidden snags of living in Spain I am afraid.

Cheap booze cheap fags lots for lovely sunshine but harsh taxation.

To balance this, however, IBI (the equivalent of Council Tax) is significantly less than we pay in the UK. 

My IBI in Spain is approx. €470pa (and there is another property tax of approx. €200pa) whereas my Council Tax on a similar value property in the UK was £3,000pa. I reckoned that after 9 years the lower IBI, etc. will balance the higher property purchase tax.

It's Market forces...

Estate agent needs €45,000pa to pay for his advertising, rent an office and pay himself. If the market is slow and he can only sell 10 properties per year, then he needs €4,500 per property commission. If the average sale price is €150,000 then he needs to charge 3%. If the market is active and he can sell 20 properties per year, with higher average sale prices, then he can charge a lower commission (or just make more money!).

In the UK, commissions used to be 1.5% - 3%, but an increase in sales prices, combined with increased competition has driven commissions down to 0.75% and some 'internet only' agents are offering fixed price offers of £999 or even £750.

We plan to purchase a second home in Spain in near future knowing there's a possibility of not gaining one dime if  we are forced to resale for whatever reason. I've read that even buying in a location location does not guarantee a quick resale. Yet we love it so much in Spain. Our quality of life is top since moving to Spain. Priceless. Thank you.
