Hoping to buy in Camposol in the not to distant future

Hi all, as the title says we're hoping to settle in Camposol. One thing we can't seem to get our heads round is costs of purchasing. Estate agents fees, taxes and such. We have an idea of the type of property we want and have 130000 euro to spend, (mortgage free)but can't seem to nail down a rough estimate for all the extra costs. We have read various articles which have put the costs at anywhere from 5% upwards. Does anybody have any idea what's costs we will incur on a 130000 euro property. A rough estimate would be fine. Expect 12% on top and you will not be too far wrong.

Legal fees and property tax are the biggest items but expect total costs to be 12% on top of the purchase fee.

Andy has it about right IMHO. Property transfer tax alone is 8%. Be aware that if you buy on an urbanisation there will be community fees, which can vary immensely.

Don't forget to allow for the IVA. 4% on a new house or 10% on a used one.

Hi

We too are looking at buying on Camposol and have looked into it with some detail..

Things you have to consider are

Purchase tax is 8% of purchase price in the Murcia region.

Solicitors fees around €1000 to €1200

Other fees around €1000

10% to 12% is a good indicator however we have been told that depending on the property you may be able to get most of this if not all knocked off the price of the villa.. so dont offer the asking price and negotiate it with the agent.

We are due out in April and will hopefully come away with a property..

The good thing about Camposol Is that there are no community fees to pay like other resorts.. if you purchase on sectors A or B then you may have an annual fee to pay to go towards a communal pool, that's if you don't have your own.

These fees are between €130 & €350 per year depending on the property.

If you allow 12% on top of the asking price ...this should cover all your buying costs..you do not have community fees on Camposol ...but if you do buy on a part like A sector that does have shared pools you will be expected to help towards the upkeep ..if you are lucky enough to have your own pool all you have to pay out for is the I.B.I ( council tax to you ) ..I pay €400.00 for the year and that's it for a 3 bed 3 bathroom villa with it's own pool..electricity/water is on a meter. If your budget is €130,000 then if you buy a property for that you should be able to knock off enough money from the property price to cover the 12% fees. 

That’s pretty much what we did with a similar sized budget. We were cash buyers like yourself so that adds weight when you make an offer.

12% price drop is a big ask ...most seller's would be looking at a maximum drop of 5%...now that property is selling well ..if you  are looking for (12%)€15,600 off a €130.00 property the sellers would have to be desperate to take this offer ...you might be going home disappointed.
