Renovating a Fiesta Style Villa Underbuild

Hi everyone,

Can someone please give me an approx cost for renovating a Fiesta Style Villa Underbuild on sector A. I appreciate that this depends on the type of renovation but just an approx range would be very helpful.

No idea.

But you do realise that you need permission from the council to do the work.

Be aware that the big hole in the ground you are going to dig could flood in the event of a bad rain storm?

Hi,

No permission, do not do anything, lots and lots of people on Camposol have just gone ahead and built underbuilds with bedrooms, kitchens, etc, put overhead covering on pools, built outside kitchens, all without permission.

The council will get around to checking all properties, make no mistake,and you can be heavily fined, and told to remove the work.

It will also need to be on your deeds, as you will not be able to sell in future, and this involves solicitors.

Get permission first, if they are giving any out.

Do not drop yourself in it.

Good advice given to us when we checked up.

This is really excellent and essential advice - we have dealt with the Planning Officers in San Javier Town Hall who have advised and been very helpful

We also purchased a house where land had been sold from the original farm and changes made to to the property without planning permission. In order to sell the house it cost the seller 8,000€ in legal fees and a 10,000€ fine and today they are even stricter when seller and buying about what is legal shown on the deeds

Bang on.

A local seller of a Villa had to pay over 40-000 Euros in fines, back tax, solicitors,  and amendments to his documents to be able to sell, because he had no permission to do the work he had completed on the Villa, and it did not comply with the local building regs, so has to be altered.

I have never seen some one in so much shock, but he admitted he was warned and took no notice.
