Yes it seems to be.
The map in this article is not too clear (scroll down the article) but shows the route of the rambla in a blue line running through D and then hatchings each side for the approximate building exclusion zone.
If you then compare that to google maps you can see the names of the roads in the hatched area.
Of course when the rambla is re-routed the status of properties in that exclusion zone may well change.
Hi thank you very much for your help. It's a shame because the property looks lovely, but we don't want to take any risks. It seems that most of the reasonably priced properties are in sector D or sometimes C.
We just have to keep looking.🤣

You are welcome. I think the thing about this is, properties such as those in Calle Gor have flooded only once in a supposed once in 100 year event. Other properties in other areas of Spain have flooded multiple times and nobody mentions it.
Currently the prices asked are low and the prices paid should probably be even lower for those properties at risk today because not only are they currently (and that bit is important) at risk of the occasional flood but they are also at risk of decisions made by the council when the whole urbanisation is adopted by the council. But that risk will impact a lot of properties in the rambla route and will be politically sensitive if they are ruled illegal.
I say currently... both those risks could (not definitely) go away when rambla is re-routed. Nobody really knows what or when that will happen although there has been some movement recently on discussion of the plans, so maybe in our lifetimes after all :D . So, the risk is, will it flood before the rambla is re-routed and the second risk is will the hydrographic organisation allow the properties to be recognised as legal after that? That law is national in Spain so out of local control. Plus of course, as the rambla was filled before building started and has subsided over time, so will that cease and the grounds around the property stabilise. For that, you need boots on the ground to assess it for yourself and then a surveyor.
I hope you find what you are looking for, tread carefully (not just at Camposol) and understand the risk with your legal advisors at the time would be my advice. Good luck.

I lost my deposit of €3.000 because my mortgage wasn't approved by the bank because it is an illegal house and the risk of getting flooded. Thats hard to loose it.
Eventhough they promised I would get it back after 3 times asking, all agreed but was not mentioned on any paper! If anyone has been in my position, please send me a private message, thanks.
Dont sign any paper that does not mention in writing, you will get a refund of your deposit when the mortgage dont get approved!

Thank you very much. That is good to know. We will take everything in consideration before buying. We know that some of the houses are cheap for a reason. We will keep looking until we find one that seems to be a reasonable safe investment.

Another tip...
Bare in mind,
Its not because a property has an Escritura, does not mean its a legal property! Most in sector D are not recognised by the townhall so those properties are ilegal!
Always use "your lawyer ".
