Hi and welcome. There was only one flood caused by the gota fria. New drainage has been put in place. This worried me but I researched and posts of here put my mind at rest. It depends on your budget. If It is around 60000 then you will easily find a 2 bedroom Rebecca or Classico on sector C or D. These sectors have no bars or shops etc and are the furthest from A or B where all the amenities are. You will need a car on sectors c and d and these 2 sectors don't have a communal pool. I believe some properties on B as A have access to a communal pool and you pay an annual charge to use them.
We bought on D last November and we loved the peace and quiet. You need to look at all the sectors but for exceptional value for money c and d can't be beaten. You get a lot for your money. Ours has one of the terraces glazed in so can be used as a spare bedroom and a lovely jacuzzi.
Our water bill has been about €40 every 2 months and the last 2 electric bills have averaged at €100 per month. Electricity prices have really increased in Spain in the last year. You can get connected to the internet and if using it for holiday home compusurf which is on sector b offer a pay as you use service. The equivalent council tax was €180 per annum for our 2 bed Rebecca. Our hot water runs off a gas bottle boiler and they are about €14 to refill. You will need some sort of heating as gets cold in the winter due to the way they have been built and they are not insulated. We have a log burner. I would nt recommend gas bottle heaters as they will cause condensation and mould. I paid 120 for annual buildings and contents insurance.
Add about 12% on to the cost of the property to cover all the extras such as solicitor fees taxes etc etc. You will need to get a NIE number and open a Spanish bank account to buy. As we were based in the UK we have power of attorney to a solicitor in the port who was fab. He done everything for us including getting the utilities swapped into our name and setting up direct debits for all the bills. I also had a survey done and had a Skype call after talking us through and showing us all the photos the surveyor took and there were no issues at all with our Rebecca on D. The agents will take you to the area that has issues and will tell you where to avoid. Camposol is not adopted by the council so volunteers repair the roads keep the gardens looking fab etc and they fund this by collecting donations. The main dual carriageways are lit at night but most roads don't have street lights. Some properties have dawn to dusk lights which help the light up the roads. So take a look at night time as well.
