Looking at buying property

Hi

I am looking at Camposol to buy a property. I have heard good and bad reports.

Is it true that the newer builds are less safe.

I have seen some properties don't have deeds so some could lose their homes easily.

Also i have a child with special needs aged 11.

Any advice or info is greatly appreciated .

Most of the properties with problems are on the reclaimed land on upper C sector... with the odd 1/2 properties on other sectors having some problems.. on the whole the building work on Camposol is the same quality that you will get all over Spain.. what you have got to make sure you get when you buy is the escutura (deeds)and no outstanding debts are on the property ...if the property has no water or electric meters ...make sure you get the seller's to have them installed as this usually  points to outstanding debts ...and will take you up to 6 weeks or more before you get reconnected.

Most of the properties are fine but make sure you have the deeds

You should get the deeds without a problem but some people are not getting the Fina Obra which basically is a certificate which certifies that your house has been completed. They end up with deeds which say they have bought a parcel of land with permission to build a house. The solicitors then charge them a considerable amount of money to obtain this. Before you buy put it in writing to your estate agent and your solicitor that you require an assurance that this exists and that they will be providing it.
