Sorry, but as now confirmed on this forum by the CRA, 500 homes built on public land, so what people need to know is where are the 500 homes actually located, who owns them, and do the owners realise.

Well, you might have been lucky, but how do you know everything was 'spot on'?.

The problem for newbies buying in Spain ( or any other foreign country), if they don't do their homework looking into the actual law regarding property purchase or sale, they will believe all the nonsense the estate agent and solicitor will tell them. They know what to say and tell them what they WANT to hear, not necessarily what they should be made aware of.

I have personal experience of PALS for both buying and selling and if you happen to be directed to them by an agent ( a definite thing to avoid), find another one who is independent. I knew from previous purchases in Spain, what to look for in all the paperwork, and PALS got everything wrong! Unfortunately I came across them again when a purchaser chose them. I had to do all the chasing!

Urbanisations such as Camposol, or older Spanish owned property can be a nightmare to sort out.

They were spot on for us, got everything right, answered dozens of questions, and confirmed many I had with the previous owners, and town hall documents.

To date, all there answers have been proved to be correct, and all that was in the contracts, which were pre checked with a  UK solicitor,have been correct also. ( worth spending extra for independant checks )

I cannot be more happy than that.

That's good. You had it checked over by another company, wise move. I'm afraid my experience was the complete opposite. I knew what they should have provided but they got everything wrong including figures. I had to get the escritura corrected as they put clauses and conditions in made up from nowhere! The final straw was when they tried to bill me for putting all their mistakes right!

I could never recommend them to anyone!

For my property purchase (not in Camposol), I used Peter Esders at Judicare Group. Expensive, but very experienced and very thorough. British solicitor, but with counterpart in Spain.

I would certainly recommend him (and if you do contact him, please say that your were referred by Richard Tasker).

Just a simple question, why has th op for Estate Agents  fees all of a sudden turned into advising solicitors?

This could be very confusing for a new member of the forum who is looking for simple advice about Estate Agents 🤔

It's not unusual for a forum discussion to stray onto other things. This thread has, in my opinion, raised a few useful hints to anyone, whether newbies or not, to navigate the trauma of buying and selling in Spain. I expect many more will raise the same questions as they realise it's not so easy as shown on 'A place in the sun'!

Dave289 described his problems which involved a solicitor and agent giving him problems. These two professions are interlinked, forwarned is forearmed!
