Retiring to La Manga Club

Hello

we are looking to retire to La Manga Club later this year and am looking for any information that will help us move this forward please.

We will be looking to buy a property on site but are not sure about the monthly costs for utilities, community fees etc and really need to understand what the Sports Rights mean if you buy a propoerty with this included. If anyone can offer us any advice it would be greatly apprecaiitted.

Hi I have a place in LMC. Though I am not staying there permanently. 

I bought for the security, and that there are people living there permanently and others who have second homes. In addition shops, supermarket, bars, restaurants hotel etc on site. most open all year round. 

I appreciate the places in LMC are more expensive than other areas including other golf complexes nearby. 

Whilst I don’t use the sports rights, this gives you a reduced fee if you play, golf, tennis etc. Also a 10%-20% reduction in some shops, eateries etc. 

There are estate agents on site and should be able to explain a lot of this. 

of course the last year has been different with the 5* hotel being closed but hopefully in the near future things will be back to normal!

We have looked at buying on the club. I would advise you to contact one of the estate agents. All have been very helpful especially Marena Murray. They have ran on line advice zoom calls in lock down. The annual fees obviously vary depending on property size and community. For example about 18 months ago at the cheaper end one bed Miradores approx 3,000 Euros and four bed La Colina approx 9,000 Euros per year. Sports rights get you reduced green fees but still expensive. If you are living there full time annual green fees would be better. Not cheap but not ridiculous. For a couple about 5,000 Euros for 2 years when we looked about 15 months ago. The virus has put everything on hold for us and brexit clearly complicated matters. From my experience people either love the club or hate  it. It is not cheap, it is not really Spain but we love it and enjoy the contrast at places like Cabo de Palos and Cartagena.

I am sure you will receive several answers to this question, but it’s not straight forward. We purchased a property on LMC last year and has same question initially. Utility costs like water and electricity will depend on usage. There are various TV options, but the on site Club TV and internet package is about £50 a month ( that would give you every TV channel you could need, including sports and movie channels ). Re Community fees, that really does vary on each Community and the size of property (I.e. number of bedrooms) and community facilities , and I would suggest getting in touch with one of the on-site estate agents who will be able to give more details. Re Sports Rights, this will depend on your chosen community and when it was built. Newer communities do not have to pay, whereas as older communities do. Finally, in case it helps, I noticed that one of the on site Estate Agents,Marina Murray are holding a zoom meeting at 11.30 on 28th January, with the topic “buying properties post Brexit”. We bought a villa on Las Higueras some years ago but before we did we found long term rental very useful to get to know different communities and their advantages.
We tried a number of different communities before deciding.

It is particularly economic to do that at the moment.
