La Manga Club has a few estate agents on site snd can help you. 

Also it is open all year round and has a thriving community. I am assuming some of the answers you were given was for La Manga - the strip which can be a bit quiet in the winter as quite a few properties there are owned by Spaniards as their holiday homes.

You will be unable to be in Spain Autumn & Winter. The rules are 90 days then you must leave the EU for 90 days and then return Spain for another 90 days before leaving again. Eg Spain for Winter then leave for Spring, return Summer, leave Autumn.
