Hi

Does anyone know, once you have purchased a new build property how long it takes to receive your first IBI Tax bill and how this would be calculated in San Pedro del Pinatar?

I am waiting to hear back from my solicitor on this but in the meantime would appreciate any advice anyone can provide.

Hi just wanting to pick brains here    we have an apartment in Lo pagan which we visit every month if we’re lucky from the uk our bank pays the taxes for us would we be better separating this and doing it ourselves through an individual tax person we don’t rent it out

You won't need to worry about being charges IBI on your house until the year after you buy it. Whether you buy it on 1st January or the 31st December, the IBI won't be due until the following year. The amount is calculated on a number of things from the valor catastral, to the services that the area offers. Big towns have higher IBI because properties are generally more expensive. Country properties may not have water, electricity or mains sewage connected and are in the middle of nowhere and may have lower rateable values (valores catastrales). I would recommend that in the March of April of the following year, you take your escritura to the Ayuntamiento's "Oficina de Recaudación" or your local "Suma" office, if they handle your local charges, and ask if the bill is due yet. Saying that, I think that sometimes, they just make it up as they go along!

You don't usually get an actual bill, they just take the money due by direct debit.

If by this you mean the Ayuntamiento takes the money using direct debit then this is the easiest way to pay most bills - IBI, car tax, Basura & water, electricity, vado fee et al.

Keep an eye on what is going on using internet banking, and most importantly make sure there is always sufficient money in the account, as some payments may come out earlier or later than you expect.

So what? I often go back and correct or change my posts. How is it "cheating"? Is this some sort of exam? Some of us prefer to post using correct spelling and grammar whenever possible. Is that a crime?
