Hello everyone. 

We are seriously considering buying some land and building our own home and a rental in Lorca in the hills. 

Can anyone please tell me if Lorca is a good place to live for English people? We would like to integrate with the Spanish, (and other nationalities) but would also like to meet English people so we can swap stories and offer each other support. 

My 20 year old daughter and her boyfriend will be moving with us. Is it likely to be difficult for them to get work? My daughter works in childcare and her boyfriend in retail management.  

Will it be easy to rent out one of the villas to holiday makers? What sort of weekly rental can we charge? The rental will have good views, a private pool and lots of land so very private and tranquil and 15 minute drive to to Lorca city. 

Any help, advice or information would be very welcome and much appreciated.

First I am not sure if you are very brave or completely mad. The bureaucracy is horrendous.

Check with your legal representative that you can get a building licence. They have been suspended since last year in our part of Murcia. You would need to find  trustworthy builder, surveyor and architect to carry out the work.

Anyone in your family wishing to seek work will need to be fluent in Spanish.

Ensure you have access to electricity and water. A friend of mine did a similar project and had to pay €20,000.00 to have his electric connected. They never did get running water or main drainage. You would need to contact Iberdrola and get them to provide an electrician to undertake all your electrical wiring.

If you are going to be in the hills check your WiFi access as it is often not available.

As for rentals it varies every where so check with local Agents. Places on urbanisations with shops, banks, bars, clubs etc within easy walking distance are far easier to rent especially if they are close to the beach.

Hello, your ideas are good, however, things are not simple here.

it would be a good idea to rent for a year first, the person who answered you is correct, paperwork has to be in place and there is a lot of misinformation around. Come and see if you settle without the huge financial and emotional commitment of buying the land straight away.

I moved in March, rented, now found what I was looking for, still sorting out the legals, pick up keys in 2 weeks. 

Where you are planning on, jobs etc, a good grasp of Spanish is essential.

Wow so many difficult topics all at once. First of all Lorca has sizemic activity and quite recently had buildings tumbling down. Secondly it is often better to rent and get to know the area, thirdly if you buy a house it is better to buy a second hand house it is cheaper and you know it is legal and what you are getting. Thirdly I live in Calasparra on th way to  Caravacca it  is lovely here and the houses are large and already built .

What price did you wish to pay for a house,  building one is not logical as they are selling for very little, and there is a wide choice. What were you looking for a character house or modern with swiimming pool ? Or land, Old farmhouses may help in this regard if you wish for an old house.

Rentals are low and have gone down as work is scarce, You have to have money or make a buisness of your own, Inland it is very difficult and transport links are not that good you will need a car.There is work at the airport, in immobillar or house sales but advertising and set up fees are expensive.Teaching children english, You would need a job paid in england which is reliable, they do not have the same rules here and you need a contract of work and your boss pays social security w hich is high, so they don't give them out to often to foreigners, as there are so many unemployed spanish people who need work and live here permanentlly. You can get reps work paid from England which may help your daughter where she could look after children, and companies in the big shopping malls  do retail like La Zenia Boulavard. Zara and other well known companies from England work from there, but visit Torriveja first and check out if they are employing Eng/Spanish workers.

You cannot take on so many difficult objectives at once, can I suggest that you keep in touch and we will try and help you as this is difficult to achieve and you may need to prioritise your needs to save yourself from a fall in income, where you will not be able to afford anything,

For example there are 2 types of work contract, one pays less social security so when laid off you don't get the dole. You also have to work for 6 months to get the dole. You also need an NIE number and to register to buy a house or do anything here.

The Bills seem to be the same whether you are here or not so they are not cheap the water and electric are the same expensive.

So the Sun may shine but you may have to do things in stages, by spending time here with someone who can help you and not sell you something and leave you stranded with out doing your homework thoroughly.  bEST WISHES FROM NEARBY lORCA
