Just to put into perspective the 2019 Gota Fria was recognised as a 1 in 100 year event.

Still check any property for flooding history and generally the North of the town around Los Najoros suffered much less than the old town.

For real safety buy on the El Carmoli Hill 4 miles south of Los Alcazares, we just watched the rain water rush down the road to the sea.

Good point Andy, Gota Fria’s are rare, it is unusual for them to hit the same place twice. Yes some places do have thunderstorms and heavy rain but these are nit Hota Frias. These areas of Spain do flood occasionally, few roads have drains that block with the abundance of sand that blows about, mainly from the Sahara. High curbs with pavements sloping towards the road gets rid of surface water. Baked hard by the sun a heavy downpour runs into a rambla, road or river to be carried away to the sea. To water my plants I sometimes wish for U.K. drizzle, not a lot just enough to keep them alive!

Not to be a prophet of doom but there have been 3 gota frias since I purchased in 2016.  Each time LA flooded. Not as bad as 2019.  Just to be aware of potential flooding if looking to purchase.  As someone previously said Los Narejos suffered some flooding but not as bad as LA.

I am not purchasing, I have had a property since 2003, living here permanently since late 2015. I have only ever known one Gota Fria and that was a couple of years ago. Heavy rainstorms yes but not the hurricane type storms of a Gota Frua.

Last Gota  Fria 1953. 2016 and then September and December of 2019 there where devastating floods, of which nitrates ruined the Lagoon.

We need to be on guard as the very heavy downpours are becoming more frequent, as development continues this will make it more susceptible to flooding.
