This is Spain - totally different to UK -- and don't get me started on the erosion of an Englishman's rights in that country !  lol

Does anyone know if squatters occupy someone else’s property and have been there more than the key 48 hours is the property owner allowed in and also is the property owner allowed to remove his furniture and personal belongings?

My understanding is No, once the 48 hours have passed the legal owner has no rights other than to engage the services of a legal eagle. Furthermore, all utilities remain the responsibility of the legal owner and the Spanish Govt. offer no protection other than to pursue the matter through the courts which can take years and a lot of money. Sometimes the squatters can be negotiated with but I would advise not engaging without a solicitor being present. The police have no discretion in this, they have to follow this ridiculous law. A bizarre situation for a democratic country to stand over such a law but it's the law I'm afraid.

The quick answer is to be vigilant at all times , look out for your neighbour's property and act swiftly, taking a locksmith with you to change the locks to try to keep them out permanently. It can be dangerous to engage with the occupants personally because they will have the protection of the "new" landlord possibly having paid a substantial deposit and rent to him -.It's now become a business for unscrupulous villains.
