Hi guys, My girlfriend and I Elaine, are thinking of buying a place on La Canada Manrique urbanisation. We have seen there are two areas one being Canada verde the other being Valle del sol. I am not sure which is which. I have been on google earth and I cannot find the difference. Could any one help please.

Hi Alan & Elaine

If you look at the attached Map you will see from Calle Mundo & Calle Rio Argos to the left is Canada Verde, bigger to the right is VDS.

Even tho' all the Roads on VDS are Calle Rio Segura - they each have their individual names.  Let me know if have problems seeing it and I'll do another via Private Message.

Canada Manrique is the total area of the 2 Urbs.

Valle del Sol is looked after by the Town Hall (no Community Fees) whereas Canada Verde is private and you pay an Annual Community Charge.

Hi Rick,

Thanks for getting back to us, not got map. I will have a look on google earth. 

We are hopefully moving to that area, in about 2 or 3yrs when we retire. Friends of ours has just moved onto Canada Verde. we are going to visit them next year, so we will have a look round the area then. any help will be most welcome.

Sorry Alan the Forum has Map insert facilities and should have been at the bottom of the message.  Worked in the past but obviously not on this occasion.

Good luck with everything and i am sure by the time you ae ready to move over, your friends will have settled in and be able to tell you the lay of the land but do give us a shout if you need any additional help.

Did your friends buy Neil & Sue Billau's house ?

Hi Rick,

Not sure buddy, There names are Martin & Andrea Wood. They are members on here. 

They only moved in on Saturday. I have managed to look at the areas, can see which is which now. 

I was wondering, I know that you pay a fee on Canada Verde, do you still have to pay council tax as well and is it same as for Valle del sol area as well?

Your friends did not buy our friends house but be nice to meet them at some time no doubt - when we are allowed out to Socialise !!!

We pay Council Tax on Valle del Sol as do residents of Canada Verde and in the Ballpark figure of 290.00 euros a year for us on VDS - depends on size of plot, most on VDS are 525 sq metres, number of bedrooms and whether the house has any additional features - like ours, we have a wrapround terrace which we pay additional fees for.    Plots on Canada Verde are larger, so will incur more Council Tax fees.  Rubbish collection is 15euros for 2 months but it is collected 6 days a week.  Sorry don't know the annual fees on CV but we did not want to be involved in Community Fees and committees etc - too much hassle !!!

How longs a piece of string !!!   BUT......

To give you an idea and we are not tight we did not come here to Boil or freeze, so if the Aircon needs to go on it does - same thing in the Winter, if we are chilly the Pellet Fire goes on - no logs or gas for us - didn't retire to chop wood and have a smelly fire and Gas too expensive !!! especially Canada Verde from friends who live on there.

Last year, for the whole Winter, I think our Pellet costs were around 220euros,  Electric depends on how you use it but we have Cheap Rate in the morning so Washing Machine, Dishwasher etc go on then and our average daily costs are around 3 - 4 euros a day.   Water for October was 73 euros appx but I did fill our pool from 1/2 empty after some Pool Tile repairs. They only allow you to keep Bills for 90 days so can't give you any more info - sorry.

Think that covers that lot - hope it's useful.  If you are looking, have a look on 4everspain for house sales and ideas - Linda who runs it is a friend.

Nice one, that's a massive help. We like to get things in perspective ready for when we move over there.
