Couldn't you qualify to borrow a bigger amount initially - and then pay it off , they can't stop you doing that. Or ask for a personal loan using the property as security ? - Just a thought.

Hola I have a mortgage with Sabadell for (I think €10,000) taken out four years ago (must be less now)
Is €40,000 a small mortgage also have you asked in England with Mortgage Brokers or has Britex stopped this ??
Apparently England don’t do this??

Depends on what kind of mortgage you have. We would have hefty penalties if we overpaid on ours.

is it possible to get a loan in the UK from your bank or mortgage lender, secured loan rates are low at the moment and you can overpay if wanted

perhaps look at remortgaging in the UK to get a good 5 year fix to borrow more and then you are a cash buyer in Spain which does make a hefty difference when wanting to buy and you then get teh benefit of the still low rates for longer?
