Surveys when buying
Just looking for some advice , we are wondering is it best to get a survey done on a property when buying in Spain as it’s not a legal requirement but to me seems like it should be ?

Yes, definitely worth getting someone to survey it. They will pick up things that you may have missed when you looked at it, flag up things that may be coming towards the end of its life and anything non compliant.

The problem with "surveys", in the British meaning of the word, is that things are not done the same as they are in the UK and to survey an entire property would require different specialists from all areas of construction and this could cost you a fortune. If the property is standing and has no cracks in the walls, no obvious subsidence or damp, then a quick visit from a friendly builder is usually enough to tell you if the property is sound. Properties less than 10 years old should still be covered by the builder's insurance for any structural defects anyway. You'll probably need to spend more time and energy on checking all the paperwork, possible debts and legal stuff than you will need in checking a building that has been constructed from concrete and blocks. If you're looking at a finca in the countryside, then check that the building is actually categorised as a house and not a farm storage building, as these may not have any foundations either!

I would highly recommend that you have a structural survey carried out, ours cost around 300€ 5 years ago for a Classico Villa and we discussed the report via Skype with the surveyor before we paid the deposit on the Villa luckly no major issues were found we have since sold that Villa and I believe the structural survey report helped with the quick sale of the property.
