I am flying across next week (5th to 13th September) to complete the purchase, collect the keys and prepare a bungalow as a holiday let, and would welcome some advice ....

1) Can anyone recommend a local letting / cleaning agent, who will get an inventory signed off and electricity meter reading on key handover to the guests, then check the inventory plus electricity meter reading and clean the bungalow after the guests have left, prior to use refunding the balance of the security deposit ?

2) Can anyone recommend a fast, stable broadband internet connection in sector D32 (suitable for viewing Netflix, etc.) ? I only know of compusurf pay as you go & telecable, but I don't know if they cover this area.

3) Can recommend a solicitor to submit the quarterly tax returns from the rental property, or do you submit the returns yourselves ?

Hi there,

Can’t really help with question 1) as a have not used a letting agent. The only thing I would as is that if you are planning to do short term let’s, you should apply for and obtain a licence. I say should because not everyone bothers. if you are in Facebook, ask in one of the Camposol groups and I am sure you will be inundated with recommendations and offers from agents.

As for question 2) there are three main internet providers on Camposol. You have identified two of them. The third is Telitec, who have offices on B sector. Both Telitec and Telecable are fibre providers, so pretty quick speeds. Compusurf have the best “holiday” contract, so you can switch the service off when you need too. The others work on a monthly basis. Peoples experience of the service varies widely. If you have the opportunity, it may be best to ask the previous occupants which service they had and if they were happy with it.

I have (repeatedly) asked our solicitors (PALS) about getting a Tenancy Permit - whether they can arrange this for us (we have given them a PoA to cover this amongst other issues), or how we go about it ourselves - but they have always ignored the question (I suspect because they don't know the answer themselves).

2) The owner died during lockdown, and apparently never had internet at this property, so I will have to start from scratch. The Telitec offices on B sector seems like a good starting point.

1) you could try  Liz Edmiston< Business Manager< www.murciasolutions.com< +34 662556433> Re the tourist office registration. She the whole process for us, but not sure if she is still active.

2) Jonathan at Telitec is very helpful, so a good bet.

We use Xerxes for our tax return and telecable on A for Internet which is €30 a month including iva.  Compusurf cover our road. We cannot get into our electric box as its padlocked up and as its the property of the electric company we are reluctant to break the lock. The window of the box is so faded its impossible to see inside. Yours is the same. I have never actually seen anyone read our meters and I'm sure they are smart meters.

Try camposol cleaning company as I know they have holiday let's they look after or Ah rentals. You will find both on google

Yes, unfortunately we found this out the hard way, and we are stuck with them. They are not able / not prepared to answer most of the questions that we have asked them, they have lied about what has happened in the past 4 months (blaming us for all the delays that they have caused, by taking 7 weeks to send us the PoA, then sending the wrong form adding another 3 weeks for the correction, then taking 3 weeks to apply for our NIEs, etc) and are very threatening and aggressive in their responses (I have had to remind them twice that we are paying them, and so they are supposed to be acting on our behalf, but that hasn't changed anything).

Once we have completed, I will arrange for our quarterly rental tax returns to be filed by a different solicitor, to avoid future cock-ups and arguments with PALS :-(

Very good idea. I use Canovas in Mazarron, next to the market. Elisa is amazing and much cheaper than PALS.
