The most you can expect the owners to drop in price If the property is in good condition  is a maximum of 10% it also depends how long its been on the market  ....don't forget to add approximately 12% for buying fees on top of your agreed price.

We offered the full asking price on our purchase as felt it was worth it. There were others that were to view and we did not want to lose it by going in under the asking price. There are lots for sale. We viewed about 6 before we found the one. The others we viewed needed work so we would have offered at least 15% under to start with. id go in at 15% under , bear in mind , the price is inflated, to cover their own costs, so i would start @ 80,000

beware of the word buying fees, its not buying fees, thats a fee, agents can charge you for buying split between buyer and seller, theres a wrangle going on right now on condado about wording of buyers fees with agent charging buyer.

but yes  account for 12% extra for costs

If you are looking at a property at 92,000 and offer 78,000 this = a discount of 15% ..you might be going back to the UK disappointed ...but you can only ask good luck .

Hi, we paid 92000€ for our property, have spent 1000s more improving the property with things like AC and central heating .  Plus much more. Its up for sale now for 69995€. 22000€ less than we paid for it. All of the properties for sale are selling at a loss to the owners and are therefore bargains. Why offer silly money?  If someone offers me 15% less they can take a hike.
