Appreciate your advice. We have the estate agents convencying team waiting for the documents but we are still worried they won't disclose everything to us. 

Nervous times as we really like the house and have already paid 5,000.

Once you have paid a 10% deposit in Spain you are commited. If you withdraw from the purchase you lose that money, if the vendors withdraw they must pay you double that.

We just bought a villa in Fortuna. Our estate agent driving us round could point out all illegal houses and to stay away from them. Our agent was brilliant at lining up so many houses for us. we bought a lovely place with furniture and way under our budget. Good luck

The company we used are called Your Dream Home. The agent who showed us the properties was called Daniela. The good thing about this company is they hook up with other estate agents who have lots of properties on their books. We went on a viewing trip from the UK, got picked up at the airport and then taken to so many properties. Also had a lovely tapas lunch with Daniela. After we decided on our property she took us to the lawyers, notary and bank who were all on the same strip. Would thoroughly recommend this company. Absolutely no sales pressure whatsoever.  Good luck with your search. It's such a big decision.

Hi Leanne, please dont use the solicitor recommended by the estate agent as we have learned to our horror our solicitor ommitted important information which had we known we would have run a mile. The recommended solicitor worked for the agent selling the property not us and we,ve had no recourse. One month after purchase our land was confiscated by Renfe for the AVI and we now have less land with a train track 50ft from our front door. We have had nothing but nightmares with this property and wished we,d known not to use their recommended solicitor beforehand. We purchased without a habitation certificate and didnt know about the drains which as a pozo negro we have to pay a large amount to get changed to a septic tank before we can sell on. We have also discovered the house is a lot bigger in reality than the escritura has and its all been a con to get the property sold.

Thank you for the advice. Your situation sounds awful. Our estate agent is sunworld estates. 

We are looking to get the house details checked and double checked. We are not trusting anyone with the horror stories we have heard.

To my knowledge, no one views a house with a tape measure in their pocket and I,m not sure even when you need a mortgage to buy it, does the bank check the measurements.?

We used Caixa for a bridging loan and they definitely didnt check nor tell us about the train. Like everything in Spain the priority is to get the money in, at any cost.
