You may have already had this reply but I would imagine the €400 is your council tax and the non residency tax is much less. We have a house in Aguilas region and our non residency tax has worked out to £277 for two people. We use John at Spanish Tax forms and he’s very good

No, is definitely just non resident tax, my IBI is taken out separately, and I am the only occupant.

Gerry, any chance this is more than a years NRT? If you weren’t aware you had to pay it maybe you missed a year and the solicitor has sorted it out for you…

If only NRT for 1 year it seems quite a bit, mine was €230….

Email John with all the details of your pr he’ll give you a quote for the non residency tax including his charge then you can make a decision who you want to use. You can send a cheque or bank transfer in sterling

I think I've got it sussed . It seemed Hugh compared to last year but I only took ownership in March last year so it seems about right. My solicitor didn't even mention I had to pay non resident tax,so I will be paying for March 2021 to Dec2021, they said it is charged a year in arrears.  Then next year I will have a full year tax to pay. I'm still not quote sure if I'm charged only for when the property is empty, i. e. approx 90 days, or for every day,occupied or not.

Occupancy doesn’t come into, whether you use the property or not. It’s based on the rateable value of the property. If you own a property and do not live there full time I.e. a holiday home you pay non residency tax. My husband and I have to submit two separate non residency tax forms and payments each year in arrears
