We are in the process and have been advised if we have deeds bought outright no mortgage we dont need proof of income.

You cannot apply for or become residents unless you can prove income of around 700€ per month each and proof of access to healthcare

It wouldn't happen to be someone involved in selling you the house that has told you this by any chance? You MUST do your own research into everything involved in moving to or living in Spain, as you could be misled and lied to a lot.

Sorry but you have the wrong advice. Please go to CAB Spain online, for your own protection.

I have had advise. No not from someone selling as we have owned since 2018. We will have annual medical insurance. The lady arranging it is very knowledgable and well known for arranging residency and swapping driving licences in the area. We will have a decent income and healthy savings but been told we dont need proof of it as owners. Watch this space and I will update if it transpires we do need proof. We will be going through the process in july fingers crossed

We were told by solicitor you need 8000 euros each in Spanish bank account if you are below pension age and this balance should have been in place 3 months.

We bought in September last year and applied for our residency on the 29th January 2020. All we needed was the escatura for our property. Private Health Care paperwork,  copies of passport, nie, padron and originals. A translator and we were done in less than ten minutes.  We went to Murcia to do it. We didn't take bank statements or proof of income. I would suggest you speak to a solicitor as there seems to be a lot of different criteria depending on where you get it done.

Each autonomous area has some flexibility so best ask in the area in which you will be applying....Cartagena definitely ask for proof of income!

Yea maybe find out when we move out, have been in touch with our solicitors in spain, they have given us a critiria, but dont want to keep asking them detail as they might start charging.

Hi Graham,

Hope the following helps. We're doing a long-term rental with the guy who rented to us over winter, before we flew back in March!   We touched base with a solicitor (Abogado) in Los Alcazares before leaving.  She is now drawing up the rental contracts and will be helping us with our residentia when we arrive.  The list of docs we must provide: Us named on a Spanish utility bill + 3 months bank statement (UK or Spain) showing you have a regular income.  Spanish Bank details.  Birth/marriage certificates.  If retired an S1 for health care.   We will be flying back in mid July.    We have also sold our house in UK and once we have residency, will buy in Los Alcazares or environs.   You can DIY the residency but we prefer the security of using a local Abogado who has the knowledge, expertise and experience.  If you can afford it might be a good option.   They're not as expensive as UK solicitors.

Hope that helps.
