The 'rumours' and false postings on web-site re required minimum income are very varied and wide.   Our Abogado told us, when we asked, that the previous month she had got residency for a retired lady who only had £450 pension a month.  But it was suffient to cover her needs.   She also said that Mercia has no official set minimum income!   But you must show you have a guaranteed monthly income.  S1 if retired or Health Insurance if not.

if you become residents in the same year you sell you house in UK you will havevto pay CGT to Spain....best get some good tax advice too.

OMG We didn't know that.  Thanks for the headsup.

Will check that out with the spanish solicitor.  We've got a year long rental from 1st July.  Expect UK sale to be done by 14th.  And hoped to buy within 3 months of moving....ooo eeeer!

Hi cwissywissy.   Just checked this website out - very briefly.  Was going to turn comp off - then just a quick check of emails - as you do -  fatal!   Seems to me at very quick glance that if we sell first and then get residency AFTER sale completed we might be OK.....   Too late now to go into it.  But thanks again.

Hi Graham,

Don't know if you intend renting or buying in Spain.  Someone (cwissywissy) posted warning us that if we sell our property in UK the same year as we buy in Spain we will be subject to Spanish CGT (Capital Gains Tax) on any profits we make!!!   So we must get some professional advice.  Which is our intention.  But I think providing we are still UK residents at time of sale and subject to UK tax in that tax year, then this won't apply.  BUT better safe than sorry.  Have you seen how much Spanish CGT is on property sales.  Horrendous.

I hope things have gone well for you, Graham.

We must have broken all records for obtaining NIEs, Padons + Certificates and our Residencia is due within next month.

We put an offer in on a property in Sucina and 17 days later we were completed and moved in.   All thanks to our Abogardo, Carmen at SL Abogados in Los Alcazares.  The previous owners put us onto their utility companies & Internet/TV providers and, although Carmen would have arranged those too, we were able to continue supplies without interruption by transferring their accounts to our names. 

We would advise anyone to use professional services.  The fee is worth every single euro paid!
