I get this question a lot – so here’s a quick summary based on what I see in my daily work as an architect:
According to ECCUM.12, pure build costs for a medium-sized detached house range from €950/m² (basic) to €1,600/m² (high quality). On top of that: approx. 8–20% contractor margin and 5–12% for architectural services.
