You should get a structure survey done before you proceed it's only a few hundred euros and will give you piece of mind that everything is sound not just because it's upper C I would recommend a survey when buying any property.

Good luck. Check out the road subsidence condition personally. Also a structural survey is a must. Look for telltell signs of subsidence. A badly affected area unfortunately, however some are not affected.

This the link to structure survey we had carried out he gave us his report through Skype as we were in England, from memory it was about 200€ you pay extra for a written report which we didn't need as no problems were found.

Hi Anne

I looked at Calle Aspilla in google earth and although the property I am interested in looked fine the two properties next door has cracks and movement in the outside garden wall which tracked along 2 properties. Also the property opposite has a crack running horizontally through its outside arch which I assume is movement.  The photos the estate agent have showed me are different and the walls have been repaired with no signs of cracks at all so i am asking the agent about this but at the moment I am unsure which is the more up to date photo? If anyone could help with this I would be very grateful. I’m assuming it’s the repaired photo but I’m wondering who did the repairs and if done properly 🙏

Google Earth pics may well be several years old. I've just looked at Google Earth. It shows that the images were taken in 2011 !

The pics of our two properties (C2 & Sector A) certainly are old.

I would ask someone to go take some independent photos, with a decent camera.

Hi

Oh wow that is very old I thought it would have been more current then that

That’s reassuring to know just wish I could visit in person 🙏

I don’t want to put anyone out but if anyone does have any up to date photos I would be most grateful

Hi Anne

Yes I think you would be very wise to and it would be money well spent to put your mind at rest. If the survey showed any problems at least you could hopefully sort things out before the sale completed

Good luck and I hope the survey comes back that everything is ok 🙏

TBH, the subsidence issue at Calle Martos is still very much alive. We drive over there many times. It has submerged for at least over a foot and you can see it clearly when you get there. Very unfortunate for those people who have bought a home there but basically stuck and not being ablt to sell unless some innocent victims buy it online without seeing the area. Camposol is a great place with fantastic community spirit. We live in lower c. Good luck and Happy New Year

When MASA built these properties they scraped the top off  the hill, ignored any settlement and started building .  This was about 15 years ago and a lot of settlement has taken place since.

You may find that the house is stable but you need to come and have a good look at the house and the one's surrounding it, and the road outside the property.   Unlike the UK  the local council is not at all interested in fixing the faults.  They  take the attitude that you bought it - its your problem.  Buyer beware.     37,000 is cheap, even for Camposol.

There are 3 or 4 estate agents on Camposol and at present it is a buyers market so you might find there are other possibilities if you look around.   You may find that there are quite a few eager sellers who are  willing to make substantial discounts for a sale at present.

I live on Calle Martos and the road is not subsiding. You may be confusing it with a couple of roads further back.

There was one house at the end of the road that had issues many years ago. It has since been renovated and is in perfect condition.

A house three doors up from us was recently sold and the purchasers had a survey done which showed no issues.
